The Consultation & Action Plan provides you with a complete, comprehensive plan that, when implemented, will present your home to the buying public to garner top selling price. How do we determine this? Research. We compare your home’s features and buyer appeal to those of your direct competition. We focus on the important aspects that buyers weigh heavily when considering a home to purchase. We present you with an overview of your competitors in a detailed pictorial report, so you can see what you’re up against.

 

  • Comprehensive Competitor Analysis – see how you stack up to your immediate competition, and what areas to focus on to be better than the rest
  • Home Evaluation- this is a thorough walk-through that determines what needs to be done, and what can be utilized from existing furnishings and accessories.
  • Immediate Action Plan-we’ll have an immediate plan of attack based on your unique home and selling concerns
  • Complete Action Plan- based on your budget, this gives you the big picture and breaks it down into what’s most important to fit within your personal staging budget.
  • Photo Journal of your home- you’ll be able to compare the incredible transformation once your home is completely prepared.
  • Emergency Showing Kit©- a handy assortment of tools to help you keep your home model ready at the drop of a hat.
  • Follow-Up Visit – Once you have implemented your plan, we return to fill in the blanks. We may move furnishings, add or reposition decorative items or make further recommendations. Once everything is perfect, we take pictures which will be used to create your unique marketing photo show. Our pictures are also provided to you or your Realtor to use in the MLS listing of your home.

What to Expect

 

The Consultation & Action Plan is the backbone of Home Staging. The process involves a thorough inspection of your home, taking pictures from many different perspectives, an evaluation of the condition of various elements in the home, discussion regarding objectives and budget, and presentation of a comprehensive report and action plan. The entire process takes place over a 2-day period. Here is a step-by-step overview of how it works.

 

  1. Contact Entrances Home Staging to schedule a consultation. All parties involved in the marketing and sale of the home should attend this meeting if possible, including spouses, partners and real estate agents. Allow 1-2 hours total for the consultation and evaluation.
  2. Next, you will receive an email with a link to the New Client Orientation form. Your responses are important for Entrances to prepare a competitive analysis for homes currently on the market in your neighborhood prior to your appointment. The results of this analysis will be utilized to determine areas of your home to focus on to be competitive.
  3. You will be asked to provide payment information for your Consultation services. Your credit information is protected by our secure check out and WILL NOT BE CHARGED until your Consultation services are complete. Please read our privacy policy regarding the protection of your personal information
  4. At the designated appointment time, all parties involved will meet to discuss details such as budget, time frame, objectives and goals. You will be presented with an overview of the services we offer.
  5. After the initial meeting, an assessment and photo shoot will take place. This is a thorough process and will take approximately 1 hour depending on the size and condition of the property. Notes and voice recordings may be taken during the inspection. Some preliminary staging may take place at this time as well.
  6. You will be given an immediate action list to get you started in transforming your home into a marketable property. You will also be given our exclusive emergency showing kit. This is a handy assortment of tools you will use when you get that spur of the moment call to show your home.
  7. A detailed overview of recommended actions to be taken to completely prepare your home for viewing is created - this is your Action Plan. Recommendations will be made based on priority and your personal budget. A review of the previous day’s inspection and photos will be done. Based on the recommendations made, you will decide which actions, if any, you will undertake yourself and which actions you will have Entrances take care of for you.
  8. Once you have implemented your plan, we return to do the fine tuning. Furniture and accessory placement, photos, and any further recommendations are done at this time.

Alone, it will provide you with a step-by-step action plan specifically formulated for your home and budget that, when implemented, will make your home show at its optimum and captivate buyers.
